Roughly half of our business is water damage repair services for buildings constructed between 1995 and 2009. Split faced block is common in these newer buildings. Along with defective or missing membrane flashings, split faced block that is not installed or maintained correctly leads to water damage that can cost thousands of dollars to repair.
Disadvantages of Split Faced Block
Split faced block is made of concrete and sand. All masonry is porous, and split faced block is, too. If it is not installed and maintained properly, it often needs expensive repairs. Because split faced block looks durable, property owners see no damage. Thus, they often don't get the necessary maintenance to prevent water absorption, which can lead to interior wall damage and mold.
Block installation is also important. If split faced block has been installed without wicks and weep holes to let water exit from behind the block, interior damage often happens as well.
The Importance of Flashings
Not all water damage is obvious. When you see a puddle in your basement or dripping from the ceiling, you might assume the leak just happened. But chances are the leak started a long time ago, and probably not where you might have expected.
Flashings are barriers, made of impermeable material, between insides and outsides of buildings. They shed water to keep it from being absorbed. Flashings are found in a number of places, including along roof edges, around windows, and around doors. If they are not installed properly, or if they are missing, a window or door that looks and feels like it is sealed may still allow a great deal of water to enter the wall around it. That water then can create serious damage from inside, where it cannot be seen until very late.
